First Street Station in Albemarle has sold for $2.2 million

The 52,000-square-foot First Street Station located along North First Street near downtown Albemarle, home to businesses including Harris Teeter, NAPA Auto Parts and Roma Pizza, recently sold for $2.2 million to a Charlotte-based private investor.
The sale, which was brokered by SRS Real Estate Partners’ National Net Lease Group, went through Jan. 6, according to Stanly County Assistant Register of Deeds Jennifer Helms.
The shopping center, which was built in 1989 on a six-acre site and was 91% leased at the time of sale, was sold to Water Oak 101, LLC, which has as 60% interest in the property, and Housify, LLC, which has 40% interest, Helms found.
Water Oak filed to become a limited-liability company on Jan. 5, and Housify has been active since July 2017, according to Bizapedia.
The Rosemyr Corporation, a private investment company based in Henderson, owned First Street Station, Helms said. The company manages more than 2.8 million square feet of commercial and storage properties located throughout North Carolina and Virginia, according to its website.
Paul Harvin, president of Rosemyr, did not respond for comment.
Rosemyr, according to public records, had owned the shopping center since July 2012, when it was purchased from First Street Station (E&A), LLC.
