Albemarle council approves 30-unit multi-family project

The Albemarle City Council approved a 30-unit multi-family project to be located at the end of Fox Run Drive and Magnolia Street during its Sept. 2 meeting.
The proposed development, brought to the city by Green Street Land Company, consists of 24 net-zero, cottage-style and six garage-style apartment units on shared 20-foot private drives.
The development will be on about 5.6 acres, 3.4 of which will be open space.
“These will be rental and these will be on one parcel,” Planning and Development Services Director Kevin Robinson told council.
The developer proposes to extend water, sewer and electric service to serve the proposed site.
In terms of the street design for the development, there will be a 26-foot minimum from curb face to curb face and a maximum of 32 feet in areas proposed for on-street parking, according to the staff analysis report. Green Street has proposed 13 on-street parking spaces in addition to rear parking or garage parking at each unit.
The developer has proposed a 50-foot right-of-way, less than the 60-foot typical right-of way-width on local streets. Robinson said staff was agreeable to the width “as it is consistent with the rights of way on either end of the development and additional widths would provide no benefit.”
Sidewalks will be included as part of the development along with trees on both sides of the street spaced about 35 feet apart.
Green Street is proposing to complete a 26-foot-wide Magnolia Street extension from the current end of its pavement through to the intersection with Fox Run Drive and extend sidewalks and street trees.
The city’s planning and zoning board approved of the proposed development a few days earlier with a few conditions, including increasing certain setbacks and abandoning an unopened right-of-way between properties that is not expected to be paved.
Council unanimously approved the multi-family project, provided the conditions are met.
The council also approved a six-lot major residential subdivision on Anderson Grove Church Road that would total about 2.29 acres. It would be near the intersection with Stafford Drive.
