The Albemarle City Council on Tuesday night approved a new 48 lot cluster subdivision along Ridge Street, which would also utilize the Unity Drive unopened right of way.
The subdivision, which will be called Unity Walk, would consist of lots of about 7,500 square feet that would be able to accommodate either a single family home or a duplex. The plan, according to developer South Oak Partners, is for the property to have 96 units.
Unity Walk will feature two street connections, one at Ridge Street and Lafayette Drive and the other to the Northeast Connector.
There would also be two additional city streets, “Road A,” which branches off Unity Drive and provides a right of way connection to the adjacent property line for future development, and “Road B,” which also branches off Unity Drive and terminates in a cul-de-sac.
The proposed roads for the development will be 26 feet wide and there will be 5-foot sidewalks on either side of the roads.
There will be about 8.6 acres of available open space, of which a walking trail will be created with several benches.
The proposed development was presented and unanimously approved by the City’s Planning and Zoning Board during its Jan. 6 meeting provided a few conditions, which the developer has since met.
This is the second South Oak Partners development that has been approved this month by council. During its Jan. 3 meeting, council approved an 18 lot subdivision off South Bell Avenue and Amhurst Street.
The council also:
• Approved the City audit for FY 2020-2021 and the ABC Audit for FY 2020-2021.
• Set a public hearing for Feb. 21 to discuss permanently closing Laurel Street to the public.
• Approved an ordinance for a Sunday only parking schedule and to specifically allow for Sunday only parking on the east side of South Bell Avenue.
